(Direct Labour and Contractor Build)
There is a lot to be considered when embarking on a self-build project.

If you have already been granted planning permission, you'll need a set of construction drawings to detail exactly how you build your house - what the foundations, walls, floors and roof structure are going to be. You'll also need to detail the insulation, windows and door specifications as well as the external finishes.

NJD Consulting Engineers will prepare a detailed set of construction drawings for your contractors to work from. We will also compile the required documentation and submit your commencement notice. The Building Control (Amendment) Regulations allow for an opt-out for one-off dwellings but you still need to submit your commencement notice with construction drawings and your Part L report setting out how you are going to insulate and heat your new home.
For those getting a mortgage to build, we'll provide the initial costings and provide Engineer's Certificates for each stage of the build - allowing you to draw down the mortgage.
At the end of the project, we will provide Opinions of Compliance with Planning Permission and the Building Regulations in the standard form from Engineers Ireland.
